Investment Guide
Buying property in Turkey:
a practical overview
Foreign ownership is legal, the process is structured, and the coastal market has four distinct regional characters. This guide covers the key facts: regional profiles, property types, the buying process, and the citizenship pathway.
The case for Turkey
A market that rewards careful research
Turkey's foreign ownership framework was overhauled in 2012, allowing citizens of most countries to purchase freehold property with the same rights as Turkish nationals. Since then, the Mediterranean and Aegean coasts have become a consistent destination for European, Middle Eastern, and Russian buyers.
Several structural factors underpin the appeal: favorable exchange rate dynamics for hard-currency buyers, a lower entry cost compared to equivalent coastal destinations in Western Europe, and a modern land registry system that provides clear title. The four regions we cover — Antalya, Kalkan, Bodrum, and Fethiye — each offer a distinct character and investment profile.
The market is not without complexity. Due diligence on zoning, military clearance zones, and building regulation compliance is essential. That is where advisory support matters most.
Investment types
Property categories and their profiles
Villas
The primary investment category on the Mediterranean coast. Private pools, sea views, and plot ownership define this segment. Most sought-after in Kalkan and Bodrum, with Antalya offering a wider range of volume and price. Suited to personal use, rental income, or long-term capital appreciation.
Apartments
Available across all four regions, from gated complexes with shared amenities to standalone units in resort centers. Lower entry cost than villas, with strong short-term rental potential near the coast. A practical starting point for buyers entering the Turkish market for the first time.
Commercial Real Estate
Hotels, retail units, restaurants, and marina-adjacent commercial properties. Requires more intensive due diligence and local market knowledge. Commercial assets in established tourist zones can provide stable long-term tenancy. Antalya and Bodrum are the primary markets for this category.
Land & Development
Agricultural and development-zoned plots, primarily available in Fethiye and outer Antalya. Requires careful zoning verification and architectural approval before any construction commitment. Higher potential for experienced developers who understand local planning regulations and can navigate the permitting process.
Citizenship pathway
Citizenship by real estate investment
Turkey offers a citizenship pathway for qualifying real estate purchases. The property must meet a government-set minimum value, assessed by a licensed valuation firm — the declared purchase price alone is not sufficient for eligibility.
The pathway is available to most nationalities and covers the buyer's immediate family. It results in a Turkish passport on approval. We coordinate with experienced immigration lawyers who manage the documentation and application process end to end.
The property must be held for a minimum retention period from the date of registration. Selling before that period voids the citizenship application.
Application process
- Property purchase with a government-licensed valuation confirming the qualifying threshold is met
- Application to the General Directorate of Land Registry (TKGM) to annotate the title deed for citizenship eligibility
- Short-term residence permit application on a property-owner basis for the buyer and dependants
- Citizenship application submitted to the General Directorate of Population and Citizenship Affairs with the full document set
- Government review and passport issuance on approval. Processing timelines are set by the relevant authority
